To ensure a safe and comfortable stay for all our guests, we require that individuals be at least 21 years of age to reserve and check into a room.

All deposits will be charged at the time of booking and applies to any and all date(s) of your reservation. We accept Visa, MasterCard, Discover, and American Express. Cash, check and gift certificates issued by Hidden Pond and the Kennebunkport Resort Collection are also accepted. Purchase a KRC Gift Card! If you plan on using a gift certificate, please let us know at the time of booking. The following structure applies to calculate a deposit:

• 1 night: Full amount (including taxes and fees)
• 2+ nights: 50% of the total amount (including taxes and fees), with the remaining balance due 30 days prior to your arrival.
• Special sales and limited-time offers including, but not limited to, Plan Ahead, New Year's Day Sale, Holiday Cyber Sale, April Fool's Day Sale, etc., require a 100% deposit and are completely non-refundable regardless of cancellation date.
• Group Reservations Policy: A 50% advance deposit is due at time of booking. We will refund your deposit, less a $100 administrative fee up to 60 days prior to arrival. Remaining 50% of booking is due 60 days prior to arrival, at which time the reservation becomes non-refundable and non-modifiable. 

Reservations for Hidden Pond can be made by telephone 888-967-9050 or online. A room is not reserved until a credit card has been obtained for deposit. Please note: upon confirmation of your reservation, you are obligated for the deposit, as outlined below. A confirmation email will be sent to you. Should you not receive a confirmation email it is your responsibility to contact us to ensure we have the correct information on file.

A resort fee of $45 per night for Bungalows, Treetop Studio, and Treetop Suites; $70 per night for Two-Bedroom Cottages; or $65 per night for a Full Treetop Lodges, 9% Maine State Sales Tax, 2% Destination Fee, and a 1% Community Impact Fee are applied to all room reservations.

• Includes WIFI, parking, use of the pools, fitness center, beach cruiser bikes, gardens, walking trails, nightly bonfires with Smore's, daily digital newspapers, and coffee delivery. Also includes reciprocal use of the private beach with Kayaks and SUPs at the sister property, The Tides Beach Club.
• Our Destination Fee is collected to fund the promotion of Kennebunkport as a destination, support the growth of attractions and events in the area, and to sustain other tourism development initiatives.
• The Kennebunkport Resort Collection is committed to keeping the Kennebunks a welcoming locale and building up our community through charitable and service initiatives. Our focuses are affordable housing, protecting wildlife habitats, and creating spaces for the youth of our community.

• We are a small but luxurious Kennebunkport hotel; therefore, cancellations affect us significantly. If you find it necessary to change or cancel your reservation, we require a minimum of 14 days’ notice to receive a refund of your deposit, less a $100 administration fee. Should you cancel within 14 days of arrival your reservation is non-modifiable and non-refundable, and the full payment will be forfeited.
• Special sales and limited-time offers including, but not limited to, Plan Ahead, New Year's Day Sale, Holiday Cyber Sale, April Fool's Day Sale, etc., require a 100% deposit and are completely non-refundable regardless of cancellation date.
• Plan Ahead Reservations are non-refundable but allow for a one-time date change until 14 days prior to arrival. If there is a price difference between new and old dates, the higher rate will apply. New stay dates must be provided at the time of the modification and must be within 9 months of the original stay dates.

Three, sometimes four-night minimum stays are required during peak season and for all major holiday weekends. If our availability allows for a one-night stay, we may make an exception to the Minimum Stay Policy.

All Bungalows are adults-only and are quoted for double occupancy. Two-Bedroom Cottages & Treetop Lodges can accommodate up to five (5) guests. Please note, Hidden Pond can provide a pack-n-play or standard crib free of charge.

Check-in is guaranteed by 3:00 PM. Please contact the hotel prior to arrival if you would like to request an earlier check-in time. Should you arrive early and your cottage is not quite ready, guests are welcome to enjoy the resort and amenities until check-in. The front desk is open until 11:00 PM. For arrivals after 11:00 PM, please contact the front desk prior to closing to receive instructions on how to retrieve your room key. Check-out time is prior to 11:00 AM. Late check-outs are based on availability and may incur an additional fee.

Front desk hours are 8:00 AM – 10:00 PM. We recommend guests contact us via email at stay@hiddenpondmaine.com outside of normal business hours.

While our property is primarily pet-free, we are delighted to offer select cottages that warmly welcome dogs. For more details, please visit our dedicated page (click here). Also, our sister hotels, The Lodge on the Cove, the Ivy Cottage at Cape Arundel Inn & Resort, and Yachtsman Hotel and Marina Club, are dog-friendly hotels in Kennebunkport, ME.

Hidden Pond is a 100% non-smoking resort. Smoking is not permitted anywhere on the property. There is a $250 cleaning fee applied if guests are found to have smoked in or outside of the rooms.

Due to Maine State Law, only “Hotel Served” alcoholic beverages may be consumed in public spaces. If you wish to bring alcohol on property, it can only be consumed in the privacy of your room.

Yes, we offer two charging stations exclusively for our hotel guests—one is a universal charger, and the other is a dedicated Tesla charger.
